Neighbourhood Centre, Coatbridge, Allan Water Developments
Having previously completed a Care Home development on the adjacent site, the owner returned to us to undertake a full architectural design service to create a new Neighbourhood retail centre consisting of 6 shell units varying in size from just under 100sqm to a larger anchor unit at 380sqm.
Prior to the site start the largest anchor unit and one of the medium sized units had been pre-leased by a major supermarket chain and a national tanning salon which allowed us to make minor design alterations specific to these tenants.
The site was situated at a busy road and pedestrian junction and as such the access, deliveries and parking all had to be carefully considered in order to satisfy the local authority roads department.
Large glazed facades, roof overhang and sharp detailing were all employed on this project to ensure these small retail units would be popular with potential tenants, residents and shoppers alike.
The material and colour palette were somewhat limited through the planning process to ensure this new facility was sympathetic to its more residential neighbours.

The site position and busy nature of this road and pedestrian junction, meant that within 4 months of completion all 6 units were let and this neighbourhood retail centre has become a busy hub of retail activity in Coatbridge in close proximity to the town centre and within its residential setting.
